Heritage Meets Modern Living

Grasscroft Barn located in Dalbury Lees, Derbyshire, began as a simple agricultural structure on a rural Derbyshire plot: solid brick walls, minimal openings, and an exterior that spoke clearly of its farming origins. Inside, the space was dark and disconnected from the beautiful landscape surrounding it. But beneath that utilitarian shell lay real potential.
The Client’s Vision:
The client’s ambition was to convert this underused yet beautifully derelict brick building into a bespoke luxury home that retained its agricultural integrity while offering modern comfort, a generous sense of space and carefully framed views of the surrounding countryside.
Navigating Planning Permission for a Derbyshire Barn Conversion

Securing full planning permission required a considered design approach that respected the barn’s original silhouette and rural character. When converting agricultural barns in Derbyshire, the challenge is always the same: to create a functional and beautiful family home without losing the unique character that makes the building special in the first place.
Our experience working closely with planning departments across Derbyshire and the East Midlands means we understand exactly what planning officers need to see. The relationships we’ve built with local planning teams over years of successful barn conversion projects give us valuable insight into the approach that works – schemes that demonstrate sensitivity to heritage and landscape while making a convincing case for the benefits of bringing redundant agricultural buildings back into productive use. This knowledge proved essential at Grasscroft Barn.
Subtle external interventions-link connections and modest extensions allowed the building to remain authentic, while elegant new glazing was introduced with restraint to enhance daylight and strengthen the relationship between the interior and the landscape.
Designing Homes for Light and Landscape Connection
The original barn offered generous volume but limited usable space or connection to the beautiful Derbyshire countryside beyond.
Our design reimagined the interior entirely, carving out open, flexible living areas that make the most of that dramatic height while creating rooms you’d want to spend time in.
Material choices were crucial. Pairing the raw, honest fabric of an agricultural building with finishes that elevate it into something genuinely special requires restraint and confidence. We selected high-quality materials that bring warmth without softening the barn’s character. Each choice made to complement the original structure, never to compete with it. This balance defines successful luxury barn conversions: respect for what’s there, clarity about what needs to change.
Design Principles for Successful Barn Conversions
Our Key Strategies for Transforming Agricultural Buildings

Every barn conversion begins with understanding what the client truly wants from their new home. At Grasscroft Barn, our clients dreamed of a luxury rural retreat that felt connected to the landscape. A home where countryside views became part of daily life.
They wanted contemporary comfort without losing the building’s agricultural soul, and spaces generous enough for entertaining yet intimate enough for everyday living.
This vision shaped our key design principles:
- Respect existing structure and proportions
- Introduce light strategically through considered glazing
- Retain authentic materials and architectural details
- Integrate modern systems discreetly
- Organise space around key views and natural features
- Balance open-plan living with private zones
- Plan for flexibility in use and occupation
Understanding your vision is where every successful barn conversion starts. These principles guide our work, but it’s your aspirations for the home that determine how we apply them.
